🏠Sales: Remain well below seasonal norms

  • 1,648 homes sold in February 2026

  • ↓ 9.8% from February 2025

  • ↓ 28.7% below the 10-year average

📋New Listings: Fewer sellers entering the market

  • 4,734 new listings in February 2026
  • ↓ 6.4% from last year (5,057)
  • ↓ 7.1% above the 10-year average (4,421)


📦Current Inventory: Listing count remains high

  • 13,545 homes currnetly listed for sale
  • ↑ 6.3% increase compared to February 2025 (12,744)
  • ↑ 37.0% above the 10-year seasonal average (9,886)

💲Prices: Trending Down

  • Metro Vancouver benchmark price: $1,100,300

  • ↓ 6.8% decrease over February 2025

  • ↓ 0.1 per cent decrease compared to January 2026
