Metro Vancouver Market Highlights - March 2026

Buyers and sellers adopting a wait-and-see approach to  housing market 


Sales:

  • 2,032 homes sold in March 2026

  • ↓ 2.8% below March 2025 (2,091)

  • ↓ 31.8% below the 10-year average (2,981)

New Listings:

  • 5,792 new listings in March 2026

  • ↓ 10.3% below March 2025 (6,455)

  • ↑  4.9% above the 10-year average (5,521)

Current Inventory:

  • 14,774 homes currnetly listed for sale

  • ↑ 1.6% increase compared to March 2025 (14,546)

  • ↑ 38.0% above the 10-year seasonal average (10,704)

Prices:

  • Metro Vancouver benchmark price: $1,104,300

  • ↓ 6.8% decrease over March 2025

  • ↑ 0.4% increase compared to February 2026

Sales-to-Active Listings Ratio:

  • Overall: 14.2%

    • Detached: 11.0%

    • Attached: 17.2%

    • Apartments: 15.7%
